Borealis LX, LLC installs permanent smart outdoor lighting systems as an Authorized Gemstone Lights Dealer. Our goal is to provide a professional installation, a clean, finished appearance, and a system that lets you enjoy beautiful, customizable exterior lighting year-round.
Scope of Work
Estimates are based on visible and reasonably accessible conditions at the time of quoting. Borealis LX, LLC is not responsible for hidden, concealed, or pre-existing conditions, including but not limited to damaged soffits, fascia, gutters, trim, roofing materials, electrical problems, pest damage, structural concerns, or other conditions not visible during the estimate.
The estimated linear footage is based on the approved quote, visual estimate, and agreed-upon installation layout. Final pricing may be adjusted if the actual installation requires additional footage, additional materials, specialty components, special access, additional labor, or changes to the original layout.
Payment Terms
A 50% deposit is required to schedule installation and order project materials. Because materials may be ordered specifically for the customer's project, all or part of the deposit may become non-refundable once materials have been ordered or project preparation has begun.
The remaining 50% balance is due upon completion of installation.
Final payment is due upon substantial completion of the project. Substantial completion means the lighting system has been installed, connected, tested, and is operational for its intended use. Minor punch-list items, warranty-related service, app adjustments, or manufacturer-related product issues do not delay the final payment due date.
Past-due balances may be subject to reasonable collection costs, service charges, or legal fees where permitted by law.
Quote Validity
Estimates are valid for 30 days from the date issued. Pricing may change after the expiration date due to material cost changes, product availability, scheduling changes, or changes in project scope.
Customer Approval of Layout
Before installation begins, the customer will review and approve the general lighting layout, including the areas where lighting will be installed. Once installation has begun, changes to the layout may result in additional labor, material costs, or scheduling adjustments.
Borealis LX, LLC will make reasonable efforts to install the lighting system in a clean, professional, and visually appealing manner. However, the appearance of track, wiring, and lighting may vary based on the home’s construction, roofline, soffit depth, fascia material, color, texture, access points, and electrical location. Exact color match to existing trim, fascia, or soffit is not guaranteed unless specifically stated in writing.
The customer understands that installation may require fastening track, wiring, or related components to soffit, fascia, trim, or other exterior surfaces. Borealis LX, LLC will use reasonable care during installation, but is not responsible for minor cosmetic effects associated with standard installation practices.
Electrical Conditions and Code Compliance
Borealis LX, LLC installs low-voltage permanent smart outdoor lighting systems. The customer is responsible for ensuring that the property has suitable and safe electrical access for the installation.
Borealis LX, LLC does not perform line-voltage electrical work unless specifically stated in writing. Any required line-voltage electrical work must be completed by a licensed electrician.
If existing electrical issues are identified, if a dedicated outlet or circuit is needed, or if electrical work beyond the standard low-voltage lighting installation is required, Borealis LX, LLC may pause installation and coordinate with or refer the customer to a licensed Master Electrician to ensure code compliance and safe installation.
Any electrical work performed by a licensed electrician is separate from this estimate unless specifically included in writing.
Permits, HOA Requirements, and Local Restrictions
The customer is responsible for notifying Borealis LX, LLC of any HOA rules, neighborhood restrictions, architectural review requirements, or local requirements that may affect the installation.
If permits, approvals, or inspections are required, the responsibility for obtaining them will be determined in writing before work begins. Any permit fees, required electrical upgrades, HOA application fees, or code-related modifications are not included in the estimate unless specifically stated in writing.
Hidden or Unforeseen Conditions
This estimate is based on visible and reasonably accessible conditions at the time of quoting. Borealis LX, LLC is not responsible for hidden, concealed, or pre-existing conditions, including but not limited to damaged soffits, fascia, gutters, trim, roofing materials, electrical problems, pest damage, structural concerns, or other conditions not visible during the estimate.
If such conditions affect the installation, additional costs may apply. Borealis LX, LLC reserves the right to pause the project until the issue is corrected or until the customer approves any needed changes to the project scope.
Exclusions
Unless specifically stated in writing, this estimate does not include:
Any excluded work that becomes necessary will be discussed with the customer before additional work is completed.
Change Orders
Any work outside the approved estimate must be authorized through a written change order, text approval, email approval, or updated invoice before additional work is completed.
Additional charges may apply for added footage, layout changes, extra materials, unexpected site conditions, specialty installation needs, or customer-requested changes.
Verbal conversations do not modify the approved estimate unless confirmed in writing by Borealis LX, LLC.
Scheduling and Weather
Installation dates are subject to weather, material availability, and scheduling. Because exterior installation depends on safe working conditions, Borealis LX, LLC may reschedule due to rain, storms, ice, extreme temperatures, high winds, or other unsafe conditions.
Borealis LX, LLC reserves the right to pause, reschedule, or decline work if conditions are unsafe, if unexpected site conditions are discovered, if required electrical corrections are not completed, or if the requested work falls outside the approved scope.
Customer Delays
If installation is delayed due to lack of property access, incomplete customer preparation, unresolved electrical issues, pending HOA approval, or other customer-related delays, Borealis LX, LLC may reschedule the project based on the next available installation opening.
Additional charges may apply if delays require extra trips, storage of materials, or schedule changes after work has begun.
Customer Responsibilities
Before installation, the customer agrees to:
Wi-Fi, App, and Smart Device Limitations
The customer is responsible for maintaining reliable Wi-Fi, internet access, compatible mobile devices, and app access needed to operate the system.
Borealis LX, LLC will assist with initial setup when possible, but ongoing Wi-Fi issues, router changes, password changes, app updates, phone compatibility issues, internet service problems, or customer device issues are not considered installation defects and may result in service charges.
Warranty Information
Borealis LX, LLC installs Gemstone Lights products as an Authorized Gemstone Lights Dealer. Product warranty coverage is provided in accordance with Gemstone Lights' official warranty terms.
The customer is responsible for completing any required Gemstone Lights warranty registration within the required timeframe. Failure to complete manufacturer warranty registration within the required timeframe may affect warranty eligibility.
Borealis LX, LLC will assist customers with warranty-related questions and service needs; however, manufacturer warranty approval, product replacement, warranty eligibility, and warranty timelines are determined by Gemstone Lights.

Warranty coverage typically does not include damage caused by misuse, customer modifications, electrical issues outside the installed system, severe weather events, accidents, animals, third-party work, Wi-Fi or internet issues, or conditions unrelated to the original installation.
Labor or service charges may apply after the applicable labor warranty period unless otherwise stated in writing.
Service Calls
Service calls related to installation workmanship within the stated labor warranty period will be reviewed by Borealis LX, LLC.
Service calls related to Wi-Fi issues, customer app or device issues, electrical problems outside the installed lighting system, damage caused by others, customer modifications, storm damage, or issues outside warranty coverage may be billed at the current service rate.
Damage and Liability Limitations
Borealis LX, LLC will take reasonable care during installation. Borealis LX, LLC is not responsible for damage caused by pre-existing conditions, hidden defects, brittle or deteriorated materials, improperly installed gutters or trim, electrical deficiencies, structural issues, severe weather, customer modifications, third-party work, or conditions outside Borealis LX, LLC's control.
Cancellation and Deposit Policy
The 50% deposit secures the installation schedule and allows Borealis LX, LLC to order project materials.
If the customer cancels after materials have been ordered, the deposit may be applied toward materials, restocking fees, administrative time, or other costs already incurred. Any refundable portion, if applicable, will be determined based on the status of the order and work completed.
Photos and Marketing
Borealis LX, LLC may photograph or video completed installations for documentation, training, marketing, and portfolio purposes. Marketing photos may include exterior images of the completed lighting installation, but Borealis LX, LLC will not intentionally disclose the customer's name, street address, or any other personal identifying information without the customer's permission.
Customers may opt out of marketing use by notifying Borealis LX, LLC in writing before installation.
Final Approval
By approving the estimate and paying the deposit, the customer acknowledges the proposed scope of work, payment terms, installation conditions, warranty information, and customer responsibilities outlined in this document.
Approval of this estimate authorizes Borealis LX, LLC to order materials, schedule installation, and complete the work in accordance with the approved scope and terms.
